***April 01, 2026 Picture and white gate cards are being programmed to gate #2 now--You can call the site office to make an appointment in the mornings if it is JUST for the gate cards....Course they can be done in the afternoons between 1 p.m. and 4 p.m. during JRMA site office hours.

But maintaining your cooling and heating system can seem like a complex process. In reality, however, DIY HVAC maintenance can be pulled off by most handy homeowners. So, if you want to save on maintenance costs around your home, start with these basic steps (presented today by the Jess Ranch Master Homeowners Association) to keep your home’s heating and air conditioning system operating smoothly all year round. Set Reminders to Change Your Filters One of the most essential maintenance tasks that will keep your HVAC system efficient is also one of the simplest. Yet all too many people fail to change their home’s air filters on a consistent schedule. Depending on your lifestyle and location, you may need to change your filters more or less often. Three weeks is the threshold if you have multiple pets, but you may be able to go a few months if you rarely use your A/C. When you do change your filters, you want to be sure to choose new filters that properly fit your unit. Ensure Your Unit Is Properly Leveled As you walk around the outside of your home, you should do a quick check of your HVAC unit. You want to be sure that your unit is free of debris, but you also should double-check that your equipment is completely level. HVAC systems need to be on level ground to work properly, so use the appropriate tools to confirm that yours is on solid ground. You may need to purchase a quality leveler to be sure that your system is good to go. If you find that yours is sinking, you will need to take the proper leveling steps to get things back on track again.Thoroughly Clean Coils as Needed Just because your HVAC system is level does not mean the maintenance is over. For your system to continue to work properly, you also need to have clean coils. It sounds like a complicated process, but you can complete this task easily on your own. Use a screwdriver to open the panel and then remove any larger bits of debris with your hand or a brush. Make sure you have a garden hose that will reach your HVAC unit, and also a versatile nozzle before you begin. Spraying your unit down is the easiest way to clean dirt off coils and really get into those tiny grooves and spaces. Remember to Power Down Before Servicing Before you start changing or cleaning any part of your home air conditioning system, you need to make sure the power is turned off. To change your filters, simply shutting off the thermostat will suffice. But if you plan on doing any major maintenance or cleaning, you should go one step further and completely shut off the power supply to your HVAC unit. Most homes are equipped with breakers that make this step easy, but you may need to turn off power to your entire home to be sure. Failing to do so could lead to a serious shock, which can cause injury or death.Know When You Need to Call HVAC Experts: Most people can at least safely change out their filters. But if you feel uncomfortable performing any of the tasks on this list, then you may be better looking online and finding a reliable local pro. HVAC specialists can perform any maintenance tasks you are not up to completing on your own, but they should always be called for any major repairs as well. The price of your service call will hinge on the type of work provided. But paying for a pro upfront is much better that having to replace your entire system due to a DIY mistake. And besides, if you plan to sell your home at any point, an HVAC system that’s well-maintained and serviced regularly could do wonders when it’s time to appraise the value of your home. So, even if it costs a little up front, you could save yourself a lot of money down the road. Proper maintenance of your HVAC system can save you money, no matter whether you DIY or call in the professionals.
